VAV Terminal Monitoring & Control.

Per-box monitoring and control for all-air office floors — one AHU feeding many variable-air-volume boxes. Adds deep per-terminal visibility (airflow delivery, damper saturation, minimum ventilation, loop stability) and control that scales by tier: visibility and ad-hoc command at Essential, managed alarm ops at Managed, proactive device-level control at Optimized. Installs and operates the terminal controller — it does not replace defective field devices.

01 Executive Summary

Impact, and what it solves.

Impact: Turns an all-air floor from a set of boxes seen only in aggregate into individually monitored and operated terminals — a starved zone, a saturated damper starving the floor, an under-ventilated occupied room, or a hunting loop wearing its actuator is caught and, at Optimized, corrected at the box before a tenant feels it. Packages a VAV floor as a repeatable 'pro' bundle instead of a proposal re-derived each time.

What it solves: An all-air office floor runs one air handler feeding many VAV boxes, and comfort and energy on that floor are decided box by box — the damper airflow each terminal delivers to its zone. The base HVAC product's zone and fan-coil model can see the floor but not operate the individual boxes. This add-on layers per-terminal depth on the boxes: it monitors each box's airflow delivery, damper saturation (the worst-case box that drives the air handler's static-pressure reset), minimum ventilation, and control-loop stability, and it controls the terminal at a depth that scales with the tier. At Essential the customer's team gets deep per-box visibility and can issue ad-hoc setpoint and schedule commands themselves; at Managed, Keedian Ops runs the new terminal alarms 24/7 — triage, remote resolution, dispatch, and RCA; at Optimized, Keedian drives device-level control proactively — commanding dampers within their authority and running occupancy and static-reset optimization, with an audit trail on every command. The add-on installs and operates the box controller (a Siemens Desigo DXR2 room-automation controller per box, replacing dead LonTalk legacy controllers) and its sensing and actuation; it does not include replacing field devices (a failed damper actuator, a drifted flow sensor) found defective — those are scoped case by case.

Percentage of time the thermostat setpoint matched the agreed corporate policy. Measures whether the system is being operated as configured — independent of whether the physical outcome was reached. Most reliable signal of override patterns at the site level.

Percentage of time actual space temperature was within the expected range during evaluated hours. Measures the physical outcome — whether the equipment is delivering the required comfort. Correct setpoints with poor temperature compliance is the clearest signal of an equipment or capacity issue.

VAV Airflow & Damper Performance

Whether each VAV box actually delivers the supply airflow its control loop is calling for — measured airflow against the box's commanded setpoint. A box that sits below its airflow setpoint while the damper is already open is starved: a stuck damper, a collapsed flex duct, low upstream static, or an undersized box. The earliest per-terminal signal that a zone is about to lose comfort, weeks before the complaint.

03 Scope

What's included.

Every box delivers the airflow it calls for, occupied zones hold their ventilation floor, the air handler's static reset follows the worst-case box, and hunting loops are settled before the actuator wears — with control depth scaling from visibility (Essential) to proactive device command (Optimized). Expected (pending validation) — offices have no named Keedian reference deployment yet.

Model A, scoped per box: a Siemens Desigo DXR2 room-automation controller (replaces the legacy LonTalk controller), a QMX3 room unit for space temperature, a box airflow/velocity sensor, and a modulating damper actuator. Under Model B the same points are read from the BMS where exposed. No sensor-by-sensor cost modeling — instrumentation is scoped per box.

At Managed, the terminal-metric alarms are run on the same 24/7 basis as the rest of the contract — triaged, resolved remotely where possible, dispatched where not, and closed with RCA. At Optimized, Keedian additionally drives the boxes proactively (damper command and occupancy / static-reset optimization). Replacing a defective field device — a failed actuator or flow sensor — is scoped as a field-services item, not part of the managed fee.
