Keedian covers three products: HVAC Comfort & Optimization (office HVAC — air-handling units, fan-coils, and the floors and common zones they condition, plus the central Chiller Plant where the building has one), Energy Intelligence (consumption and cost straight from the bill, attribution by floor and tenant), and Lighting Control & Optimization (floor and common-area schedules matched to actual occupancy). Almost every building already runs a BMS, so the Data Enabler leads with Model B — connect to the system you already paid for.

Almost every office building already runs a building automation system — Honeywell, Schneider, JCI, or Siemens. The Data Enabler leads with Model B: we connect to the BMS you already paid for and read its points. Model A — Keedian hardware end-to-end — is reserved for older Class B / C buildings whose controls cannot be read remotely.
Office HVAC is built around air-handling units, fan-coils, and the floors and common zones they serve — plus a central Chiller Plant where the building produces its own chilled water. There are no packaged rooftop units to meter one-for-one as in retail. HVAC Comfort & Optimization is anchored to the zone — a floor or a common area such as a lobby or cafeteria.
Buildings are emptier and more variable than they were pre-2020. Conditioning and lighting empty floors to a full-occupancy standard wastes energy and money. The Optimized tier makes occupancy a control input — setpoints, ventilation, and dimming follow how the building is actually used, floor by floor.
Indoor air quality — CO2 and particulate per floor and common zone — is a capability of HVAC Comfort & Optimization at the Optimized tier, validated against occupancy so ventilation is doing its job where people actually are. It is not a separate product. Occupancy is a control input, not a product either.
Essential captures actual consumption and cost straight from the bill — source-agnostic, whether that is the building invoice, the common-area charge, the utility account, or a PPA settlement. Optimized adds attribution by floor and tenant, demand and tariff analytics, and measurement and verification of savings against a baseline for ESG and finance reporting.
The central cooling plant — chiller, cooling tower, chilled-water loop — is the building's single largest cooling load, but only chilled-water buildings have one. Chiller Plant Optimization is carved out as a product-specific add-on on HVAC, so only buildings with a central plant pay for it. Transversal building add-ons — Refrigeration monitoring (cafeteria and pantry, its own domain), UPS and continuity, vertical transport, and fire detection and suppression — capture the signal, route it to the responsible vendor, and keep the evidence; Keedian does not control or maintain those assets.
