The real-time operational availability of the building's vertical-transport assets — elevators and escalators — as a share of units in service. It is an availability-and-fault signal read from the units' own controllers, not a mechanical-health diagnosis of any single machine — it says which units are running, which have stopped, and which have raised a fault or a car-emergency event, so a stoppage is caught by the system rather than by a tenant at the front desk.
Each unit's in-service / out-of-service state is read from the controller or OEM monitoring interface; availability is the share of units reporting in-service over the period.
Controller fault codes and car-emergency (entrapment) activations are captured against the unit that raised them and attributed to it, so a referral points the maintenance provider at the specific car or escalator.
Recurring door faults are counted over a rolling window as a degradation signal — a unit trending toward a stoppage before it fully drops out of service.
The metric is read-only — it reports the units, it does not command them. A stoppage is surfaced with the unit and the fault; the repair is made by the certified maintenance provider.
