These are the operational metrics the product monitors. What changes across tiers is who acts on them — you (Essential), Keedian's Agentic Operations (Managed), or Keedian plus continuous tuning (Optimized) — and, where the data layer adds instrumentation, which signals become available.

02c How Agentic Operations works
A hybrid of AI agents and human operators, working as one service.
The Managed and Optimized tiers are delivered through Agentic Operations — AI agents and human operators working together against the same operational rules and the same SLA.
AI agents handle the routine, high-volume work. They monitor alarms in real time across every restaurant, triage common HVAC false positives like short cycling and sensor drift, run fault detection on RTUs (compressor degradation, fan failures, refrigerant loss, kitchen-exhaust-make-up imbalance), generate setpoint and schedule recommendations by daypart driven by service patterns and weather forecast, identify outlier sites in the fleet, draft work orders with the suspected root cause, and verify closure with telemetry evidence. They work 24/7 against the comfort thresholds you set.
Human operators handle the exceptions. When a comfort complaint requires conversation with the manager-on-duty, when a setpoint change needs customer approval before acting, when a vendor escalation needs a human voice on the phone — that's the human side of the team. Operators also manage the customer relationship, refine the operating rules over time, and own the outcome reporting.
One service, one SLA, one accountability. The split between AI and human is invisible to you — you call Keedian, you read Keedian's reports, you measure Keedian against the contract. The internal mechanism evolves as the agentic stack matures; your contract does not change with it.
03 Data Enabler
We capture HVAC signal wherever it lives: our thermostats, your BMS, or both.
The Data Enabler is how the operational signal enters Keedian. We respect the investment you've already made in your building automation —
if you have a working BMS / EMS / smart thermostats, we connect to them. If you don't, we install hardware. If you have partial coverage, we fill the gaps.
The managed service, dashboards, SLA, and outcomes are identical across all three models.

Why Keedian can absorb the integration cost: integrations are reusable across customers running the same BMS or thermostat platform.
The first build is the investment; every subsequent customer with the same system runs at high margin. Foodservice chains typically run 50–2,000+ sites with 3-year contracts, which is enough scale to amortize even B-Proprietary integrations against kitchen-management platforms.

Exception → Custom: If an integration takes more than ~300 hours of engineering, isn't reusable across customers,

05 Design notes
Why the structure is built this way.
Same template as Refrigeration
HVAC follows the exact same Essential / Managed / Optimized structure as Refrigeration Protection. This consistency makes the offering easy for Sales to explain and for customers to understand across products.
Per RTU, not per site
HVAC variable pricing is per RTU because RTU count varies across restaurant formats — a small QSR may have 2 RTUs, a casual-dining standalone runs ~4, larger steakhouse or buffet formats may run 6+. Per-RTU pricing scales fairly with both customer value and Keedian effort.
Kitchen exhaust load shapes the workload
Restaurant HVAC fights against kitchen exhaust pulling make-up air through the dining room. This distorts setpoint compliance — particularly during dinner rush — and drives higher RTU duty cycle than retail benchmarks. The Optimized loop tunes setpoints by daypart specifically to handle this.
Shared gateway across products
If a customer contracts both Refrigeration and HVAC under Model A, the connectivity gateway is shared (one per site). The setup fee is not duplicated — only added once.
First-draft pricing
First-draft pricing for the foodservice segment. Numbers sit between grocery and cstore based on per-site workload and fleet size. Flagged for two-Maintainer review per CLAUDE.md rule #6 before publish.
Outcomes pending validation
No anchor customer outcomes for foodservice yet. Outcome ranges are marked "esperado (pending foodservice validation)" — first deployment sets the in-segment anchor. Where conceptually similar, ranges reference 7-Eleven HVAC outcomes scaled to restaurant fleets.
