Executive summary

Impact: Refrigeration is grocery's largest product-loss line. At Chedraui it carried roughly $5M/year in refrigeration-related product loss; the same operating model cut refrigeration maintenance cost by roughly $750K/year and handled work orders about 50% faster. This product targets that exposure — product loss prevented, dispatches avoided, and refrigeration held in band. What it solves: Spoilage write-offs from high- and low-temperature excursions, unnecessary or incorrectly scoped refrigeration dispatches, prolonged-open doors loading the case, and assets slowly losing their ability to recover — with no single place to see them coming.

This version of Refrigeration Protection defines none yet — Refrigerant Leak Detection, Food-Safety Compliance, Defrost Optimization, and Foodservice Equipment Monitoring are out of scope for this release; the table below populates as domain add-ons are introduced.

Catches a missed, run-long, or unterminated defrost before it ices the coil and pushes the case out of band.
Refrigeration Rack Monitoring & Protection Monitors the centralized refrigeration rack from its controller — discharge and suction pressure against commissioned limits, protection trips and resets, and the pump-down sequence. A rack fault affects every case the rack feeds at once, so catching it early protects the whole rack's product.

02c How Agentic Operations works

A hybrid of AI agents and human operators, working as one service.

The Managed and Optimized tiers are delivered through Agentic Operations — AI agents and human operators working together against the same operating rules and the same SLA.

AI agents handle the routine, high-volume work. They monitor refrigeration alarms in real time, validate sensor and data quality to screen out false positives like a stuck door sensor or a stale feed, triage high- and low-temperature excursions and prolonged-open door events, benchmark recovery behavior after a known disturbance, identify outlier assets and sites, draft work orders with the correlated evidence, and verify closure with telemetry. They work 24/7 against the operating bands you configure per asset and product category.

Human operators handle the exceptions. When a temperature excursion needs a product-check conversation with the store, when a disposition needs customer approval before acting, when a vendor escalation needs a human voice on the phone — that's the human side of the team. Operators also manage the customer relationship, refine the operating rules over time, and own the outcome reporting.

One service, one SLA, one accountability. The split between AI and human is invisible to you — you call Keedian, you read Keedian's reports, you measure Keedian against the contract. The internal mechanism evolves as the agentic stack matures; your contract does not change with it.

03 Data Enabler

We capture refrigeration signal wherever it lives: our sensors, your controllers, or both.

The Data Enabler is how the operational signal enters Keedian. We respect the investment you've already made in your refrigeration controls — if you have usable temperature, door, state, and controller data from an existing EMS or controllers, we connect to it. If you don't, we install sensors. If you have partial coverage, we fill the gaps. The managed service, dashboards, SLA, and outcomes are identical across all three models.

Why Keedian can absorb the integration cost: integrations are reusable across customers running the same refrigeration controller or EMS platform. The first build is the investment; every subsequent customer with the same system runs at high margin. With our average customer at 300+ sites and 3-year contracts, the math works comfortably even on B-Proprietary integrations.

05 Design notes

Why the structure is built this way.

Same template as HVAC

Refrigeration Protection follows the exact same Essential / Managed / Optimized structure as HVAC Comfort & Optimization. This consistency makes the offering easy for Sales to explain and for customers to understand across products.

Per asset, not per site

Refrigeration variable pricing is per monitored asset because asset count varies widely across grocery formats — a small-format store may have a dozen cases, a large supermarket several dozen chambers and case lines. Per-asset pricing scales fairly with both customer value and Keedian effort.

Door metrics only where doors are monitored

Door Exposure applies only to door-equipped assets with valid door telemetry. Open multideck cases without doors are excluded from door metrics — not reported as zero, which would falsely imply a sealed door — and still participate in Temperature Compliance. A closed signal is never read as proof that a gasket is sealing, and implausibly long open events are treated as possible sensor faults until validated.

Recovery is a leading indicator

Temperature Recovery narrows and prioritizes investigation; it is not a compressor, refrigerant, coil, or airflow diagnosis. It does not require defrost telemetry — it is calculated only when a valid disturbance can be identified, and every recovery finding correlates temperature, door, controller, runtime, and peer-asset evidence before a dispatch is recommended.

Product-specific add-ons

Refrigeration carries Refrigerant Monitoring & Compliance (charge-health and audit-ready compliance), Defrost Cycle Monitoring & Optimization, and Refrigeration Rack Monitoring & Protection. Pricing for these add-ons is scoped and pending — no committed amounts. Compressor health scoring and direct sales-uplift attribution remain deferred until their data contracts and methodologies are separately defined.

Shared gateway across products

If a customer contracts both Refrigeration and HVAC (or Lighting or Energy) under Model A, the connectivity gateway is shared (one per site). The setup fee is not duplicated — only added once.
