The in-mall tenant catalog is in scoping. The boundary depends on the lease structure and which equipment the tenant operates directly — typically the products that apply are Lighting (tenant-controlled fixtures inside the leased space), Energy (sub-meter visibility on the tenant's consumption), and a limited HVAC scope where the tenant owns individual zone equipment.

Refrigeration is not applicable to small retail in either format. The Keedian operating model — Essential / Managed / Optimized tiers, Agentic Operations, and the same SLA — does not change with the format.

Average compressor hours per day while actively running. The baseline signal for operational health — flags equipment running too long (degraded efficiency or capacity issues) and too short (scheduling or data problems) before the pattern becomes a larger issue.

Cooling ΔT

Temperature difference a cooling stage develops across its heat-transfer surface — return vs supply air on an RTU or AHU, chilled-water return vs supply across a chiller's evaporator, or entering vs leaving water on a cooling tower. Measures how effectively the equipment moves heat. A declining or persistently low ΔT is the earliest remote signal of degradation — fouled coils or tubes, low flow, or a failing charge — often visible weeks before a comfort failure or breakdown.

Setpoint Compliance

Percentage of time the thermostat setpoint matched the agreed corporate policy. Measures whether the system is being operated as configured — independent of whether the physical outcome was reached. Most reliable signal of override patterns at the site level.

Average hours per day each circuit was on — the absolute version of utilization. Kept as its own metric because it drives lamp-life prediction (LEDs are rated in hours) and utility-rebate validation (efficiency rebates are conditional on minimum burn hours).

The highest 15-minute power draw in the period, with the time it occurred. On demand-billed accounts this peak drives the demand charge — often 30–40% of the bill — so flattening it with staggered start-ups and pre-cool-and-coast is the most direct way to cut cost.

02c How Agentic Operations works

A hybrid of AI agents and human operators, working as one service.

The Managed and Optimized tiers are delivered through Agentic Operations — AI agents and human operators working together against the same operational rules and the same SLA.

AI agents handle the routine, high-volume work. They monitor alarms in real time across thousands of sites, triage common HVAC false positives like short cycling and sensor drift, run fault detection on RTUs (compressor degradation, fan failures, refrigerant loss), generate setpoint and schedule recommendations driven by weather forecast, identify outlier sites in a fleet of thousands of similar locations, draft work orders with the suspected root cause, and verify closure with telemetry evidence. They work 24/7 against the comfort thresholds you set.

Human operators handle the exceptions. When a comfort complaint requires conversation with the store manager, when a setpoint change needs customer approval before acting, when a vendor escalation needs a human voice on the phone — that's the human side of the team. Operators also manage the customer relationship, refine the operating rules over time, and own the outcome reporting.

One service, one SLA, one accountability. The split between AI and human is invisible to you — you call Keedian, you read Keedian's reports, you measure Keedian against the contract. The internal mechanism evolves as the agentic stack matures; your contract does not change with it.

03 Data Enabler

We capture every system's signal wherever it lives: the devices we deploy, your existing systems, or both.

The Data Enabler is how the operational signal enters Keedian. We respect the investment you've already made in your building automation — if you have a working BMS / EMS / smart thermostats, we connect to them. If you don't, we install hardware. If you have partial coverage, we fill the gaps. The managed service, dashboards, SLA, and outcomes are identical across all three models.

Why Keedian can absorb the integration cost: integrations are reusable across customers running the same BMS or thermostat platform. The first build is the investment; every subsequent customer with the same system runs at high margin. Small-retail chains run smaller fleets, so B-Proprietary integrations remain selective; the standard B-Open path covers the bulk of cases (Ecobee/Pelican with API).

Why the structure is built this way.

HVAC is the primary product

For standalone small-retail, HVAC is the largest controllable line in store operating cost beyond labor and rent. Comfort failures translate directly to lost sales — a hot store on a Saturday is a measurable revenue hit. Energy Intelligence is now available; Lighting is in development. HVAC remains the most defensible first product for the segment.

Per RTU, not per site

HVAC variable pricing is per RTU because RTU count varies across small-retail formats — a single-storefront apparel store may have 1 RTU, a small-format big-and-tall may have 6+. Per-RTU pricing scales fairly with both customer value and Keedian effort.

Same operating model as Grocery and C-store

The Essential / Managed / Optimized tiers, the Data Enabler model selection, the Agentic Operations split between AI agents and human operators, and the SLA structure are identical across the three retail segments. The differences are in scale (fleet size, asset count per site), vocabulary (buyer persona), and a few segment-specific add-ons.

Standalone today, in-mall to come

This page covers the standalone format only. The in-mall tenant catalog is in scoping — typically Lighting and Energy with a limited HVAC scope, since the property operator controls common HVAC and core infrastructure. The toggle on this page lets readers see what's coming.

Owner-operator buyer in Essential

Essential tier in small retail often lands with a Store Operations Manager or Regional Manager rather than a VP of Facilities — small chains rarely have a dedicated facilities function. The product page and Sales talk track lead with operational outcomes (comfort, store visits, energy line) rather than facilities-team workflow language.

Shared gateway across products

If a customer contracts both HVAC and a future Lighting or Energy product under Model A, the connectivity gateway is shared (one per site). The setup fee is not duplicated — only added once.
